Bairro lao Hon Macau - Man Sau Building

Bairro Iao Hon was composed of ten buildings and eight streets. The buildings were mainly large residential areas. In the early 1970s, the land was acquired by Iao Hon engineering company LTD and developed into Bairro Iao Hon in batches. The first sign of light in Macao's construction industry came 43 years ago when the Wu Kam Kee construction company (吳淦記建築公司) undertook the construction of the first major housing estate - Bairro Iao Hon. Among the ten buildings, the most prominent one is the MAN SAU building in Bairro Iao Hon. Because the building was facing the front of the recently completed rest area, Man Sau building is important witness of the development of the urban landscape in this area. Local residents and the surrounding landscape also have a tranquil atmosphere, it was presenting a significant transformation of the rest area to the Bairro Iao Hon.
The district of Iao Hon was reclaimed from the sea in the 1930s. It used to be a place of the equestrian park, but later it was used as agricultural land. Until the 1970s, urban development required smaller reclamation projects and the development of agricultural land into a residential area. This residential area was the name of Bairro Iao Hon. Due to influx of new immigrants to Macao at that moment, most of the new immigrant were settled in the area of Iao Hon, Barrier Gate, and Toi San. After years of development, the district of Iao Hon has become a largely residential area with convenient transportation and re-planning of the road network. It also has become one of the areas with a high population density in Macao.
The Iao Hon company was the first for the construction of new countryside, adopting prefab assemble type construction technology, the main building material a stronger type of cement that can be confirmed to endure at least one hundred years. At the same time, the building adopts a modern design style. The building was also a representative work of the Wu Kam Kee in 1969. The advantage of the construction is that there are many habitations, high construction speed and low cost. The phenomenon of lining up to purchase a house was clearly supported and welcomed by the general residents at that time.
祐漢新村由十座建築物,八條的街道組合而成,建築物主要為大型住宅區。後於上世紀70年代初由祐漢置業(澳門)有限公司收購土地並分批發展成祐漢新邨。本澳建築業初露曙光時,吳淦記建築公司於43年前承建當時澳門首個大型屋苑——祐漢新邨。十座建築物中最為突出的是祐漢新村萬壽樓,因其面向的正前方是剛落成不久的休憩區,萬壽樓也成為了該區的城市景觀發展的一個重要見證。當地的居民與周圍環境的景觀形成一種寧靜氛圍,休憩區也成為了祐漢新村的一個重大轉變。
祐漢區在1930年代填海而成,以往是賽馬場用地,後改為農地用途。直至1970年代,因城市發展需要而進行了規模較小的填海工程,並且將農地發展為住宅區。這個住宅區名為祐漢新邨,由於當時大量新移民湧入澳門,新移民大多定居於祐漢、關閘、台山一帶。經過多年的發展祐漢區已經為一個大型住宅區,區內交通方便,加上道路網的重新規劃,成為澳門居住人口密度較高的區域之一。
祐漢公司建設的新村最先出現,採用預製件裝嵌式的建築技術,其主要建築材料是水泥,其堅固程度其實至少可以保百年無憂。該建築採用了現代的設計風格,也是1969年代吳淦記的代表作品。建築具有單位多、速度快、成本低的優點。曾一度出現出現排隊購樓的現象,可見受到當時一般居民的支持和歡迎。
“Butterfly Method” Analysis:
Through the emotional and rational aspect to evaluate the Man Sau building. As you can see the result of this butterfly analysis is unbalanced. Besides, value of the time (past, present and future) are also the important factor in the evaluation.
Emotional aspect represents the value of ordinary people, who have memories of the place but they don’t have a strong affection for the Man Sau building. However, these people are still concerned about whether the building will be rebuilt in the future. Instead, rational aspect represents the value of expert who believe that the building needs to be preserve because it has a certain degree of historical value and the internal its structure is rare in Macao.
通過情感和理性方面對萬壽樓進行評估,所得出的結果是兩者不平衡。除此之外,時間的價值(過去、現在和未來)也是評估最重要的因素。
情感是代表普通人的價值,他們對這個地方是有回憶但是對萬壽樓現在的熱愛程度並沒有很強。然而,他们仍关心對未來萬壽樓是否得以重建。相反,理性是代表專家的價值,他們認為萬壽樓需要被保存,原因是具有歷史價值。並認為萬壽樓的內部結構在澳門是罕見的。
